In fact, the current absorption rate in our area is only 3 months, which means that if no more homes come on the market, we will only be able to sustain the current demand for up to 3 months.

This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.

If you are thinking about selling your home, now is the perfect time to do so. To get started, it's essential to focus on your curb appeal, which can significantly impact the value of your property. That's why we've put together a helpful checklist to help you get started.

Friendly reminder: Before you make a repair, be sure to check with a real estate agent to make sure it is worth your return on investment. Feel free to Book A Call with me if you have any questions or want a free consultation!

Top 3 Places To Live In Raleigh, NC

Are you considering relocating to the Raleigh area and wondering if it would be a good fit for the lifestyle that you want to live? Raleigh, North Carolina is a vibrant city with many great neighborhoods, each offering unique advantages, from high end shopping and dining options to close proximity to parks and greenway spaces, along with good schools and a family friendly environment.

Today, we'll explore three of the top places to live in Raleigh, North Carolina. And if you stick with me to the end, I have some groundbreaking news to share with you. Okay, let's go ahead and jump right on in and we're going to start with North Hills. Often referred to as Raleigh's Midtown, North Hills is a bustling area that offers a mix of residential, retail, dining, and entertainment options.

It's an excellent choice for those who enjoy an urban lifestyle. with easy access to amenities. Here you'll find walkable neighborhoods with plenty of activities close by. Personally speaking, when my family and I relocated here from Southern California nearly seven years ago, food and amenities were really important to my family and I.

And spending time in North Hills Raleigh is probably one of our top places to shop and dine. This area is home to North Hills Mall, which is an open air shopping center featuring a mix of national retailers, boutique shops, and specialty stores. For dining, North Hills has a variety of food choices, upscale dining options to casual dining, coffee shops, wine bars.

brunch spots and even kid power where they can make treats. You're sure to fi here. One of the first plan in Raleigh was cowfish. I Sushi and burgers. They even have a sushi roll that combines the two. It's definitely different. You'll have to try it out and let me know for yourself what you think of it right here in the comments.

And if it's someone's birthday, they sing a song, they bang on this huge gong. It's pretty fun and pretty loud. And they also have an awesome fish aquarium that the kids are always drawn to. And I definitely gotta warn ya, the bathroom has some kind of funny but weird talking track that's playing instead of music.

It's definitely an experience. We also love Bar Taco, which is fusion Mexican food and tapas type tacos from Baja fish, shrimp, and even duck quesadillas. And they have some amazing and refreshing beverages, both non alcoholic and spiked. There's too many restaurants to name, but some of the top ones here are Ko's for Asian inspired cuisine, to Vivant's for handmade pastas and wood fired pizzas, to the Capitol Grill for a great steak.

And if you're looking for a nightlife, there's trendy bars and lounges where you can chill. One of our favorites is Level 7 Rooftop Bar. It's a beautiful sight overlooking everything. North Hills in Raleigh, North Carolina is well connected to several beautiful parks and greenway trails. If you love outdoor green spaces and parks as much as we do here, there's plenty to choose from.

Shelley Lake Park offers a serene 53 acre lake surrounded by walking and biking trails. The two mile loop around the lake is perfect for jogging or walking, with scenic views and the water and nature. Here you'll also enjoy kayaking or paddle boating. playgrounds, picnic areas and a community center.

There's also a public art installation, Art on the Trail, which adds an artistic touch. Additionally, the Capital Area Greenway System, which runs throughout Raleigh, includes trails that connect to North Hills, offering residents more options for outdoor activities. These greenways are perfect for morning jogs, evening strolls, or weekend bike rides, which is a family favorite for us.

North Hills is an excellent place for families, thanks in part to its well regarded schools and strong sense of community. The area is served by some of Raleigh's top public, magnet, and private schools, offering strong academic programs, dedicated staff, and a range of extracurricular opportunities. In addition to educational opportunities, North Hills is a safe and walkable neighborhood with plenty of parks, playgrounds, and recreational facilities.

Families can often be seen enjoying the area's many amenities, making it a great place to raise children while enjoying the conveniences of urban living. All of these aspects of North Hills from high end shopping and dining, proximity to parks, and a family friendly atmosphere with great schools. Make it a highly desirable place to live in the Raleigh area.

Next up we have Village District, previously known as Cameron Village. Village District is a historic and upscale area known for its charming tree lined streets, beautiful homes, and proximity to downtown Raleigh. It combines the charm of older neighborhoods with With modern conveniences, Village District's proximity to downtown Raleigh is one of its most appealing features, especially for professionals who work in the city center.

Located just a few minutes away from downtown, Village District offers the convenience of urban living without the hustle and bustle of being right in the heart of the city. You can enjoy all the amenities downtown Raleigh has to offer from its jobs to the art scene, dining, and nightlife. Although it's a pale nightlife next to hopping cities like California, Florida, and New York.

For those who don't want to drive, this area offers public transportation with several bus routes that provide easy access to downtown. The centerpiece of the area is the Village District Shopping Center, a historic shopping destination that has been a staple of the community for decades. You'll find a mix of national retailers, local boutiques, and specialty shops here. The dining scene in Village District is equally impressive with a wide range of options.

For sushi, one of our favorite places is Ajasi, which is Japanese fusion with some of the freshest flavors. We also like the Flying Biscuit Cafe, which has great breakfast biscuits and Asahi bowls. Or Tepilo Honey Southern Kitchen and Bar for some delicious chicken and waffles. There's something for everyone and many restaurants even offer outdoor seating to enjoy the fresh air.

When it comes to cultural activities, the Village District does not disappoint. From regularly hosted events like art shows, live music, and seasonal festivals that bring the community together. Nearby, the Raleigh Little Theater and Pool and Park provide additional entertainment and recreational options.
